Botswana’s real estate sector is undergoing a critical transition. Once characterised by informal practices and individually managed properties, the market is steadily evolving into a structured, asset-based industry attracting pension funds, property trusts, developers and cross-border investors.

Rapid urbanisation, mixed-use developments and rising demand for income-generating property have accelerated this shift. However, this growth has exposed a fundamental weakness: much of Botswana’s property stock is still governed informally, with limited understanding of professional real estate disciplines, regulatory compliance and risk management.
